Room that are not used for living, such as garage, are not counted in the floorplan. The floorplan on which the bagua is applied is really about spaces you use to live (including still boiler room or storage rooms on that floor). That means that the center can also shift depending on the floor considered.

As Laurent suggested, Feng Shui may not work despite applying the right Feng Shui rules. That’s because everyone’s Bazi (and unique requirements) are different.
